How do you charge?

During Phases 1–3, we charge a flat fee based on the services provided. For Permit Management and during Phase 4 (Construction Contract Administration), we charge our hourly rate. We can provide a Phase 4 budget once a contractor is selected. Billing is done on a monthly basis.

Can you recommend a contractor?

Yes, we can provide introductions and have a list of preferred general contractors. We can also assist you in interviewing potential candidates.

What happens if we change our minds?

You only pay for the services incurred. If your situation changes and you need to cancel the project, any unused portion of the retainer will be returned.

How involved will we be during the project?

Your level of involvement is entirely up to you, and we can adjust as necessary. Some clients are involved in every step, while others prefer to delegate to the design professionals.

How long will the project take?

We can provide an overall time range for the project, but many factors can influence the schedule.  We can provide reasonably accurate schedule information for the items under our control, but entitlements and permit review durations are out of our control.  Also, the construction schedule is set by the General Contractor.

How much is the retainer?

Our retainer policy requires 25% of the projected fee to be collected at signing, which will be applied to the final invoices of the project.

Do we need to hire an Interior Designer?

It depends on your comfort level with making aesthetic decisions. We can work with one of our three TWA interiors guides or recommend a third-party interior designer. 

What is the difference between a Cost Plus and Fixed Fee Construction Contract?

A cost-plus contract estimates project costs but doesn’t finalize the price until completion. The General Contractor’s fee and profit are set at the beginning. A fixed-fee contract, on the other hand, establishes a set price at the beginning of the project, which remains the same at the end.  We rely on industry standard Owner – Contractor agreements developed by the American Institute of Architects.

What if I need more help?

Our goal is to be your expert design professional throughout the entire process. If you need additional guidance, we can recommend an Owner’s Representative.

What do I do if I have concerns?

Communication is key, particularly in the relationship between the Owner, Architect, and Contractor. We strive to maintain constant communication with our clients throughout all project phases to ensure you are informed about both the process and the progress.

When can we start?

Great, you made it to the end! Once we have a signed agreement and retainer, we will schedule the project and develop a design and approvals timeline.
