North Portal Estates | Washington, DC

Situated on two newly created lots along Primrose Road NW in DC’s North Portal Estates neighborhood, these paired new construction residences occupy a site defined by its immediate adjacency to Rock Creek Park.

Each house is a relatively modest 4,500 square feet, and the design draws from the mid-century modern character of the surrounding neighborhood, translating that architectural language into a contemporary expression through wood siding and modern brick that merge with rather than contrast the wooded landscape.

The project required approvals from both the Commission of Fine Arts and the DC Board of Zoning Adjustment — a process that shaped the design’s careful approach to site impact. In its approval, the CFA specifically recognized the project team’s efforts to mitigate the development’s impacts on the adjacent parkland. Landscape design is by Studio AKA. Construction is expected to begin fall 2025.
