This new construction mixed use building was a unique opportunity to provide a new retail corner at the intersection of 14th Street and Spring Streets in the Columbia Heights neighborhood of Washington DC.  An existing underutilized building was razed.  Located on a narrow triangular lot, the building acts as a knuckle that transitions from the commercial corridor to the lower scale residential neighborhood to the east.

This project was one of the first buildings in DC to take advantage of the density bonus incentives to create penthouse spaces by investing in the Affordable Housing Trust Fund.  The project has six boutique condo units that enjoy great views of the city and access to a lively urban environment.
