Located in the heart of Dupont Circle, 1741 P Street NW, also know as “The Charles” is the adaptive reuse and residential conversion of a historic apartment building into seven thoughtfully designed condominium residences. Situated along one of Washington’s most vibrant and walkable corridors, the project preserves the architectural character of the existing structure while introducing new housing to the neighborhood through a sensitive reinvestment in the historic fabric of the city.
The project transforms a former five-unit building into seven high-quality residences, creating a scale of housing often referred to as the “missing middle” — urban homes that bridge the gap between large multifamily developments and single-family residences. The design carefully restores and reinterprets the building’s historic masonry façade and bayfront expression while reconfiguring the interiors to maximize natural light, livability, and connection to the surrounding neighborhood.
By adapting and extending the life of the existing structure rather than replacing it, the project demonstrates how preservation and housing growth can work together to strengthen Washington’s historic neighborhoods. 1741 P Street NW contributes new density, housing choice, and long-term sustainability within one of the city’s most established urban communities.
