Vernon Street Duplex
Zoning in Arlington County Virginia is heavily biased towards single family dwellings. This project was a case study for missing middle housing which required a 4.1 Site Plan for what is a relatively simple project to provide a duplex (two-units) on an urban infill lot with excellent access to the Ballston Metro and bus lines. The site is bordered by the busy Washington Boulevard and the smaller residential street of North Vernon St. It is close proximity to the Ballston BID. The project proposes a duplex building on a lot that is approximately 8,300 sf.
The 4.1 Site Plan process required many months of approvals and engagement with the community and other stakeholders. The Site Plan was approved in May of 2021. We hope this project serves as a model for future development and densification of other similar properties in Arlington.
