
Ballston Duplex
Arlington, Virginia
Zoning in Arlington County Virginia was heavily biased towards single family dwellings. This project was a case study for missing middle housing which, at the time, required a 4.1 Site Plan for what is a relatively simple project: a duplex (two-units) on an urban infill lot with excellent access to public transportation including the Ballston Metro, and many neighborhood amenities. The site is bordered by the busy Washington Boulevard and the smaller residential street of North Vernon St. It is located in close proximity to the Ballston BID.
The 4.1 Site Plan process required a lengthy (2 years) approvals process which included and engagement with the community and other stakeholders. The Site Plan was approved in May of 2021.
Sustainability was a primary goal of this project and received Gold Certification for v4 LEED For Homes and will qualify for Platinum when the solar arrays are installed. The project also received EnergyStar Certification, EPA IndoorAirPlus, ZeroEnergy Ready Home, and Arlington Green Home Choice Silver Rating.
We hope this project serves as a model for future development and densification of other similar properties in Arlington.
