This renovation and repositioning project in Rockville reimagines an existing office building to meet the demands of today’s tenants while enhancing its overall functionality and aesthetic appeal. Spanning approximately 30,000 square feet, the project introduces a variety of modern amenities and thoughtful design updates across multiple floors.

The ground floor will serve as a vibrant hub for tenants, featuring a 40-person conference room, a fitness center, and a pantry with coffee service. The lobby will underwent a striking transformation with a new metal clad feature wall, updated lighting, and fresh finishes that create a welcoming first impression. Restroom upgrades include modernized partitions, contemporary lighting, and refined wall and ceiling finishes.

On the second floor, the project created approximately 12,700 square feet of flexible spec suites. These suites is supported by a shared conference room and pantry, along with a thoughtfully designed common corridor that balances functionality with visual appeal.

The fifth floor is tailored to meet the needs of a specific tenant while incorporating additional speculative office space. This 10,000-square-foot area will feature a mix of private offices and open layouts, offering flexibility for future occupants.

Throughout the building, restrooms were updated with sleek finishes, new partitions, and energy-efficient lighting, enhancing the user experience and aligning with contemporary design standards.
