1010 North Glebe

1010 North Glebe is a speculative office building located in Arlington Virginia. The building had not be upgraded in several years and was beginning to look dated. Teass Warren was brought in to help reposition the project by breathing some new life into the building while also working within a relatively tight budget. Concentrating the new work at the ground floor of the building where it would have the greatest impact on the design of the building we focused specifically on the a restaurant located a one corner of the building and the office lobby entrance. Painting the remainder of the building was also proposed as an inexpensive way to improve the overall appearance of the building.
The existing storefront glass at the restaurant, which was failing and energy inefficient, was demolished. A new metal panel and curtainwall system was installed in the same footprint. Then new design incorporated energy efficient glazing and a new higher performing metal skin. We also added deep overhangs to shade the structure and improve energy performance. The new work effectively anchors the western end of the building.
The lobby entrance was highlighted by adding a dramatic cantilevered steel and glass canopy which improves the visibility of the project from Glebe Road.
A new steel trellis was added along Glebe Road to create a barrier between the traffic and outdoor seating at the restaurant. We also added several new ipe wood benches throughout the site to further enhance the building experience.
